What is the difference between a planetary sander and a drum sander?

A drum (or belt) sander has one abrasive surface spinning in a single direction. It removes material fast and can flatten a badly cupped floor or cut through thick old finish, but it leaves a directional scratch that has to be refined afterward. A planetary sander has several heads rotating in opposite directions on a single spinning plate. The scratch cancels itself out, so the surface is more uniform and less directional. On about 90% of our jobs we use the Bona PowerDrive planetary sander for the whole sanding sequence. We can do that because we pair it with the right paper: ceramic solid-backed paper for the coarse, flattening cuts, and ceramic mesh paper for the finer, refining grits. When we stain, we also water pop the floor and sand at least one grit finer than we would for a clear finish.

Should I choose hardwax oil or polyurethane?

Accepted Answer

It depends on how you want to live with the floor, not on which product is better — because neither is. A waterborne polyurethane builds a protective film on the surface. It resists spills and abrasion very well, it is easy to clean, and it needs almost nothing from you. When it eventually wears through, though, it has to be recoated or resanded as a whole floor, and a deep scratch cannot really be blended. Hardwax oil penetrates the wood and hardens inside it. It looks and feels more natural, and its great advantage is repairability: a scratched or worn area can be cleaned, re-oiled, and blended in place without recoating the room. In exchange, it asks for a maintenance oil every so often and it is less forgiving of standing water. As a rough guide: households that want to think about the floor as little as possible tend to be happier with waterborne polyurethane. Households that want the most natural look and like the idea of fixing things themselves tend to prefer hardwax oil.

ProCoat is a hardwax oil system, and what sets it apart in our experience is the balance it strikes. It gives a genuinely natural appearance without being fragile, it cures harder than most oils in its class, and it is very forgiving to apply evenly on large open floors. The part homeowners notice years later is repairability. When a chair leg gouges a spot in the dining room, we can address that spot. That is not a small thing on a floor you plan to keep for thirty years. We recommend it because it has held up on real projects we have gone back and looked at — not because it is the newest product on the shelf.

How dusty is refinishing?

Accepted Answer

Far less dusty than it used to be, and less dusty than most people fear — but not zero. We run HEPA extraction directly at every machine, including the edger and hand sanders, which is where most of the dust in a traditional job actually comes from. On top of that we seal the work area, close and cover HVAC returns and supplies, and keep the containment up until cleanup is complete. What that means in practice is that fine dust does not travel through the house and settle on everything for weeks. You may still find a light film on a nearby surface. Anyone who promises a truly dust-free sanding job is overselling.

How long before I can walk on my floors?

With most waterborne systems you can walk on the floor in socks the same evening the last coat goes on, usually within four to six hours. Light normal use follows the next day. With hardwax oils it is typically twelve to twenty-four hours before light foot traffic, depending on temperature and humidity. Full cure is a separate thing from walkable. Both systems continue hardening for one to two weeks. During that window: no rugs, no sliding furniture, and wait on the heavy pieces. We give you the specific dates for your project in writing.

Can pets stay in the home?

Accepted Answer

Usually they can stay in the home, but not in the work area, and not on the floor while it cures. The finishes we use are low-VOC and low-odor, so the air quality issue is generally manageable. The real problem is paws. A dog crossing a wet or curing finish leaves permanent prints, and hair landing in a wet coat is a genuine headache. The simplest arrangement is keeping pets on an unaffected level or off site during coating days and the first day or two of cure. We plan that schedule with you in advance so nobody is scrambling.

How many times can hardwood floors be refinished?

Accepted Answer

A traditional 3/4" solid hardwood floor has roughly 1/4" of wood above the tongue. A careful refinish removes somewhere between 1/32" and 1/16", so in principle you get four to seven refinishes over the life of the floor. In practice, floors sanded aggressively in the past have less left than the math suggests. That is why we measure at a vent or a threshold before quoting, rather than guessing from the surface. Most homes will never run out. A floor refinished every twenty to twenty-five years will outlast the people living on it.

Can engineered hardwood be refinished?

Accepted Answer

Sometimes. It depends entirely on the wear layer — the real wood veneer above the plywood core. A wear layer of 3mm or more can usually take at least one full sanding and refinish, and often two. Between 2mm and 3mm, a light abrasion and recoat is realistic but a full sand is risky. Below 2mm, and particularly on floors with heavy micro-bevels, sanding will cut through the veneer at the edges and ruin the floor. We measure the wear layer at a vent, a stair nosing, or a transition before recommending anything. If it will not take a sanding, a deep clean and a recoat is often a genuinely good outcome.

Can scratches be repaired?

Accepted Answer

Almost always — the question is whether they can be repaired in place or need a recoat. On hardwax oil finishes, most scratches are cleaned, re-oiled, and blended in place. This is the single biggest practical advantage of an oil finish and it is why we recommend it for busy households with dogs. On film finishes, scratches that only reached the finish can sometimes be buffed and recoated by area, though a whole-room recoat blends better. Scratches through the finish into stained wood usually need that room refinished to look right.

Can orange oak floors be made lighter?

Accepted Answer

Yes, and it is one of the most transformative things we do. Most of that orange is not the wood at all — it is decades of oil-based polyurethane ambering on top of it. Sand it off and what is underneath is usually a pale, neutral, honey-colored oak that surprises people. To keep it that way you need a waterborne finish or a hardwax oil, because oil-based poly will amber again. For an even lighter or cooler result, a white-pigmented or reactive stain under the finish can pull the warmth down further. Red oak has pink undertones that never go fully grey, and we will show you samples on your own floor so there are no surprises.

How durable are hardwax oils?

Accepted Answer

Durable in a different way than a film finish, and the distinction matters. A hardwax oil will scuff and show wear a little sooner than a top-tier waterborne polyurethane, particularly in an entry or in front of a sink. What it will not do is fail — there is no film to wear through and no ugly line where the finish stops. Instead, it wears gradually and locally, and each of those spots can be fixed on its own. Over a twenty-year horizon a maintained hardwax oil floor often looks better than a film-finished floor of the same age, because it has been attended to as it went rather than left to reach the point of a full resand.

Which finish is best for dogs?

There is no scratch-proof finish. Dog nails are harder than any coating, so the real question is what happens after the scratch. For most dog households we lean toward hardwax oil, precisely because the inevitable scratches can be repaired in place instead of accumulating until the whole floor needs redoing. If you strongly prefer a film finish, a commercial-grade waterborne system in a matte or satin sheen is the best pairing — matte scatters light and hides fine scratching, where a semi-gloss will show every one. Either way, a harder species, a mid-tone color rather than a dark stain, keeping nails trimmed, and mats at the doors will do more for the floor's appearance than the finish choice will.

Which finish has the most natural appearance?

Accepted Answer

A penetrating hardwax oil or natural oil, without question. Because the finish lives inside the wood instead of forming a layer over it, there is no plastic sheen and no visual barrier between you and the grain. The floor still feels like wood when you walk on it barefoot. Among the film finishes, a high-quality matte waterborne comes closest, and modern matte formulations have improved a great deal. If a natural look is your top priority, ask us for samples of both side by side on your floor. The difference is easy to see in person and nearly impossible to photograph.

How do I maintain my floors?

Dry first: sweep, dust mop, or vacuum with a hard-floor head regularly. Grit is what actually scratches floors, and removing it is worth more than any product. Damp second: clean with a cleaner made for your specific finish — Bona for film finishes, the manufacturer's soap for oiled floors. Never use vinegar, never use oil soaps, never use a steam mop. Damp, not wet, and dry any standing water quickly. Then defend: felt pads under every piece of furniture, mats at every exterior door, and trimmed pet nails. Oiled floors get a maintenance oil every one to three years depending on traffic; film finishes get a maintenance coat when the sheen starts flattening in walkways. We leave written instructions specific to the system on your floor when we finish a project.

Question 15

Should I refinish or replace my hardwood?

Refinish, in the great majority of cases. Refinishing costs substantially less than replacement, keeps the original material, and takes a fraction of the time. Replacement makes sense when there is not enough wood left above the tongue, when the floor has widespread structural damage or rot, when it is a thin engineered product with an exhausted wear layer, or when you want to change species, width, or direction. We measure remaining thickness before we advise you. If your floor cannot be saved we will tell you plainly — we would rather lose the job than sand a floor into failure.

How long does refinishing take?

For a typical whole-floor project, three to five working days on site: one day of sanding, one to two days of coating with cure time between, and a final day for detail and cleanup. Larger homes, stain work, and extensive repairs add time. Cure time runs past our departure. Plan on twenty-four to forty-eight hours before returning light furniture, and one to two weeks before rugs go back down and heavy pieces are placed. Stain adds at least a day, because the color has to dry fully before coating. We give you an exact schedule before we start.

What sheen level should I choose?

Accepted Answer

Sheen is about maintenance as much as looks. The higher the sheen, the more it reflects — and reflected light shows every scratch, every crumb, and every dog print. Matte hides the most and reads the most natural; it has become the default for good reason. Satin is a small step up in reflectivity and still very forgiving. Semi-gloss belongs on historic floors and formal spaces where that shine is the intent. Gloss we rarely recommend on a floor at all. For most homes, matte or satin. We can put samples of both on your floor so you can see them in your own light before you choose.

Is hardwood refinishing worth it?

Accepted Answer

Financially, it is one of the highest-return projects in a house — usually a fraction of the cost of new flooring, with a comparable effect on how the home shows and sells. Practically, it resets the clock on a floor that will then last another twenty years or more. The honest caveat: if the floor has very little wood left, or if you dislike the species and layout, refinishing will give you a beautifully restored version of a floor you did not want. Money is better spent elsewhere in that case, and we will say so.

Will my house smell?

Much less than you are probably imagining. The oil-based polyurethanes responsible for the reputation are not what we use. The waterborne systems we work with are ultra-low VOC. There is a mild odor during application that generally clears within a few hours of good ventilation. Hardwax oils have a faint natural, slightly nutty smell that fades over a day or two. Most clients stay in the home throughout, on an unaffected level. If anyone in the household is pregnant, has asthma, or is chemically sensitive, tell us at the estimate and we will plan the schedule and ventilation around it.

Do you move furniture?

Accepted Answer

No. We are not set up or insured to move household furnishings, so we ask that the space be cleared before we arrive. Please remove ordinary furniture, electronics, artwork, breakables, clothing, and the contents of bookshelves, china cabinets, and dressers before we start. We can help you think through the timing and logistics during the consultation. Pianos, gun safes, pool tables, and aquariums need a specialist. We are glad to coordinate the timing with whoever moves them.
