Hardwood Floor Refinishing
Bringing a tired floor back is usually less expensive, less disruptive, and more beautiful than replacing it.

Most of the floors we meet are not worn out. They are worn — which is a different thing entirely. Beneath a cloudy, scratched, orange-toned surface there is almost always solid wood waiting to be uncovered.
Refinishing removes the old finish and a very thin layer of wood, flattens the surface, and rebuilds the protection from scratch. Done carefully, the floor comes back looking better than it did the day it was installed — with a century of character still intact.
What this includes
Dust-contained sanding
Lagler equipment paired with Festool extraction and HEPA filtration. We seal off work areas and pull dust at the source rather than chasing it afterward.
Planetary sanding sequence
Bona PowerDrive planetary sanding with ceramic solid-backed paper for coarse cuts and ceramic mesh paper for fine grits. This is what flattens and refines the surface without the directional scratch a drum or belt can leave.
Custom stain color work
We mix and sample on your actual floor, in your actual light, and let you live with the samples before anything is committed.
Historic floor restoration
Thin, face-nailed, patched, or previously over-sanded floors need a lighter touch and a different plan. We will tell you honestly what is possible.
How the work goes

Walk the floor
We look at wear depth, board thickness, prior repairs, cupping, and how the floor meets trim and transitions.
- 02
Prepare the space
Containment goes up, vents are sealed, and the work area is separated from the rest of the home.
- 03
Sand in stages
Coarse ceramic solid-backed paper to remove finish and flatten, then progressively finer ceramic mesh grits, finishing with planetary refinement.
- 04
Sample the finish
Stain and finish samples on your floor, viewed in daylight and at night, before we coat anything.
- 05
Apply the system
Sealer and coats — or oil applications — with proper cure time between each step.

Hand it back
A walkthrough, written care instructions, and a straight answer about when to move furniture back.
