Engineered Hardwood: Can It Be Refinished?
Sometimes. The whole answer lives in one measurement: how thick the real wood layer on top is.
What engineered flooring is
A layer of real hardwood bonded to a plywood or HDF core. The core gives dimensional stability, which is why engineered flooring performs better over concrete, over radiant heat, and in below-grade spaces.
Everything about refinishing depends on that top layer — the wear layer — because it is the only real wood available to sand.
Measuring the wear layer
Pull a floor vent and look at the cut edge of a board, or check at a stair nosing or a threshold. You will see the veneer above the visible plywood laminations.
3mm or more: one full refinish is realistic, sometimes two. 2–3mm: a light abrasion and recoat is safe, a full sand is a gamble. Under 2mm: do not sand it. Sanding will cut through to the core, particularly along board edges.
The bevel problem
Most prefinished engineered flooring has micro-bevels along the edges. Sanding flat removes the high points of the boards first, so the bevels disappear unevenly and you can burn through the veneer at the edges long before the field is level.
This is why an engineered floor with a technically adequate wear layer can still be a poor candidate for a full sanding.
What to do when sanding is out
A professional deep clean plus a maintenance recoat can transform a tired engineered floor without touching the veneer. Spot repairs and board replacement handle localized damage.
If the wear layer is genuinely gone, replacement is the honest answer — and worth planning around a solid or thicker-veneer product next time.
