West Asheville 1924 Red Oak Refinish

This floor had been dark for a long time. A heavy stain and a failing topcoat sat over original 2¼-inch red oak from 1924, and decades of traffic had worn through in the paths, checked the finish in places, and left the whole field looking flat and muddy.

Floors this old are worth checking carefully before promising anything. We measured what was left above the tongue, looked at the face nails and the board seams, and confirmed there was enough material for a full sand.

We started with the Hummel drum sander through the coarse cuts, taking the field down to 60 grit. Then we switched to the Bona PowerDrive planetary sander at 60 grit and worked through the rest of the sequence, switching to ceramic mesh for the refining passes. Old strip oak takes a lot of cutting to get color that deep out of the grain evenly — the planetary scratch pattern is what keeps that from showing later.

The owners wanted the wood, not a color, so there was no stain and no water popping. Two coats of ProCoat UnoCoat in natural. It keeps red oak looking like red oak instead of pushing it amber, and it can be spot-repaired down the road rather than resanded.

The variation you see in the after photograph is the floor's own history — patched boards, sapwood, mineral streaks. That is a hundred-year-old floor being honest, and it looks far better than hiding it under dark stain ever did.
